Account Profile Changes

  • If the buyer decides to transfer or change his lot location, a 10,000.oo account change fee shall be charged.
  • Only one (1) transfer is allowed, the succeding transfers will be considered as a withdrawal and wil be subject to the provisions of withdrawal.
  • Change of financing scheme shall have no charges.
  • House upgrades shall have no charges. However, house model downgrades shall be charged 20,000.oo pesos.

Blocking of Lots

The reservation fee must be paid and approved by HRPDC before a lot is considered blocked for a specific buyer and is valid for 45 days from the date of reservation.

Provision for move-in

  • House construction and road facilities must be completed.
  • The buyer must have paid for the following:

a) Membership fee for the Homeowner’s Association
b) Water Connection Fee
c) MECO electric meter is installed, buyer has to apply personally with MECO. The fees for the application of the meter shall be on the buyer’s account.

  • Additional requirements for in-house financing:

a) Paid at least 51% of the TCP
b) Complete PDC’s for the balance
c) Has been credit approved and paid the credit investigation fee of 2,500.oo pesos for Metro Cebu  area. Outside Metro Cebu areas are subject to applicable rates.
d) Secured fire insurance for the unit.
e) Secured Mortgage Redemption Insurance with accident and disability riders.

  • For Bank Financing, HDMF and other financing agencies,

a) Must have fully paid the equity
b) The loan proceeds are released or a letter of Guarantee is issued by the financing agency.

  • Buyer has signed the certificate of Acceptance.
  • Buyer applies for an Authority to Move-in and is approved by HRPDC.

General Provisions

  • HRPDC has the ight to withdraw at any time the authorization to sell grandted to any broker or agent.
  • HRPDC has the right not to sell to an individual or corporation as management deems necessary.
  • HRPDC has the right to change prices and or items or conditions of payment without prior notice.
  • HRPDC does not give discounts or rebates to buyers who don’t have brokers or agents.
  • Any type of alternation of the standard delivery of the houses shell not be allowed prior to house turn-over. Only after house turn-over can the buyer arrange for himself and on his account his desired changes. Any private construction within the subdivision must be covered by permits from the duly appointed government offices as required by HRPDC supported with a construction bond.
  • The use and occupancy of all HRPDC products are governed by the Deed of  Restrictions.

Reservation fee and equity downpayment

  • Reservation fee of 10,000 pesos is non-refundable, non-transferable and is valid for 45 days.
  • After the period of reservation validity, reservation fee will be canceled and reserved lot shall be opened for sale if the buyer has not yet started paying the downpayment.
  • Equity downpayment is 30% of total contract price.
  • Equity shall be payable for a maximum of six (6) months, starting 45 days after the payment of the reservation fee without interest or
  • Equity (Extended Downpayment) shall be payable for a maximum of eighteen (18) months, starting 45 days after the payment of the reservation fee with interest.
  • If the buyer defaults on his payment, a penalty of 4% per month shall be imposed on the amount due.

Price Conditions

  • Prices are subject to change without prior notice.
  • HRPDC has the right to correct typographical errors, if any.
  • Prices are inclusive of taxes when applicalbe and other miscellaneous fees.
  • Reservation fees are non-transferable and non-refundable.
  • Reservation fees must be in the form of cash or on the date check payment.
  • Check payments received by authorized HRPDC personnel issued with valid receipt shall be honored by HRPDC.
  • House construction shall start when 30% of the Total contract price is paid and cleared.

Inclusions of Miscellaneous Fees

The Total Contract Price (TCP) in the pricelist includes the miscellanoeus expenses.

Spot Cash Plan
5% discount off from the TCP for payments made within 45 days from reservation.

12-month term, Interest-free Plan
Reservation fee of 10,000.oo pesos
Payment of the TCP is payable within 12 months equal monthly installment (with post dated checks) free of interest

Downpayment Options
A.  Spot downpayment upon reservation
On the spot downpayment made on the reservation date are eligible for 3% discount off the total equity.

B. Total Equity in a month
Reservation fee of 10,000.oo pesos
Payment of balance of equity made within 30 days from the reservation date is eligible for 2.5% discount off the total equity.

C. 6-month Equity -- Interest free plan
Reservation fee of 10,000.oo pesos
Payment of balance equity within 6 months

D. Extended Downpayment (EDP)
Reservation fee of 10,000.oo pesos
Payment of balance of equity within 12 month with 12% interest per annum.

Balance Options
A. In-house Financing
70% of the TCP or the balance shall be payable ranges from 1 to 2 years with 12% straight per annum interest.

B. In-house Financing
70% of the TCP or the balance shall be payable ranges from 3 to 5 years with 14% straight per annum interest.

C. Bank Financing
Subject to interest rates and policies of the particular bank with which the loan is applied for and approved.
Amounts in excess of the bank’s approved loanable amount shall be included in the equity payment.

D. HDMF Financing
Subject to interest rates and policies of HDMF
Buyer applies personally with HDMF for the housing loan.
