Account Profile Changes
- If the buyer decides to transfer or change his lot location, a 10,000.oo account change fee shall be charged.
- Only one (1) transfer is allowed, the succeding transfers will be considered as a withdrawal and wil be subject to the provisions of withdrawal.
- Change of financing scheme shall have no charges.
- House upgrades shall have no charges. However, house model downgrades shall be charged 20,000.oo pesos.
Blocking of Lots
The reservation fee must be paid and approved by HRPDC before a lot is considered blocked for a specific buyer and is valid for 45 days from the date of reservation.
Provision for move-in
- House construction and road facilities must be completed.
- The buyer must have paid for the following:
a) Membership fee for the Homeowner’s Association
b) Water Connection Fee
c) MECO electric meter is installed, buyer has to apply personally with MECO. The fees for the application of the meter shall be on the buyer’s account.
- Additional requirements for in-house financing:
a) Paid at least 51% of the TCP
b) Complete PDC’s for the balance
c) Has been credit approved and paid the credit investigation fee of 2,500.oo pesos for Metro Cebu area. Outside Metro Cebu areas are subject to applicable rates.
d) Secured fire insurance for the unit.
e) Secured Mortgage Redemption Insurance with accident and disability riders.
- For Bank Financing, HDMF and other financing agencies,
a) Must have fully paid the equity
b) The loan proceeds are released or a letter of Guarantee is issued by the financing agency.
- Buyer has signed the certificate of Acceptance.
- Buyer applies for an Authority to Move-in and is approved by HRPDC.
General Provisions
- HRPDC has the ight to withdraw at any time the authorization to sell grandted to any broker or agent.
- HRPDC has the right not to sell to an individual or corporation as management deems necessary.
- HRPDC has the right to change prices and or items or conditions of payment without prior notice.
- HRPDC does not give discounts or rebates to buyers who don’t have brokers or agents.
- Any type of alternation of the standard delivery of the houses shell not be allowed prior to house turn-over. Only after house turn-over can the buyer arrange for himself and on his account his desired changes. Any private construction within the subdivision must be covered by permits from the duly appointed government offices as required by HRPDC supported with a construction bond.
- The use and occupancy of all HRPDC products are governed by the Deed of Restrictions.
