RESA Law IRR and CPE Requirement for Salespersons

SEC. 31. Supervision of Real Estate Salespersons. For real estate salespersons, no examination shall be given, but they shall be accredited by the Board, provided that they have completed at least two (2) years of college and have undergone training and seminars of at least twelve (12) credit units in real estate brokerage.

STEPS IN FILING APPLICATION FOR ACCREDITATION AS A REAL ESTATE SALESPERSON

1. Fill-up application form together with required documents for pre-evaluation to the Office
of the Secretary, PRBs or of the Assistant Secretary, PRBs (3rd Flr., Main Bldg.) at the
PRC Central Office and Regional Offices processing counters.
2. Proceed to the cashier for payment of fees P600.00 (Ground Flr., Main Bldg.) at the
Central Office or Cashier’s Window at the Regional Offices.
3. Proceed to the Customer Service Center for documentary stamp. (Ground Flr., Annex
Bldg.) / designated counter at the Regional Offices.
4. Submit duly accomplished application form and requirements to the Office of the
Assistant Secretary (3rd Flr.) / designated counter at the Regional Offices.
5. Verify status of application at the PRC website: prc.gov.ph (news & event).
DOCUMENTS REQUIRED FOR REAL ESTATE SALESPERSON

1. For Real Estate Salesperson with no DTI / HLURB Registration.
1 Original and Photocopy of NSO Certificate of Live Birth /
Birth Certificate
2. Original and Photocopy of NSO Marriage Certificate / Contract
(for Married female only)
3. Original and Notarized Certificate of Educational Attainment on
the Completion of at least two (2) years of College
4. Original NBI Clearance (Valid)
5. Original and Notarized Certification of twelve (12) credit units
on Real Estate Brokerage.

Things that will make you successful in Real Estate Business
1. Focus your time on 1 project for the first 5 months.
2. Advertise that project every week on any free posting websites.
3. Join project exhibit and site manning in SM, Parkmall, etc…
4. Join product knowledge only for that project
5. Visit the project location first to feel the area, construction and think how to market the location with the project in mind.
6. Visit the developer’s office and make friends with the staff, get their contact number and have a constant visit and communication with them.
7. Twice a month update your price list and available units in the developer’s office.
8. Take note of everything you heard about real estate legal terms and documentation such as payment terms, how to purchase, required documents, etc..
9. Master your presentation and handling of clients, know the dos and dont’s in handling clients.
10. Repeat everything from 1 to 9, plus keep on asking and researching, don’t be silent, ask and remember.

Requirements to be an agent
1. A lot of FREE time, you must join meetings and seminars
2. Knowledge of how to use a computer and basic use of internet
3. Knows how to edit pictures
4. Willingness to ask and learn
5. At least 2nd year college level
6. With sales experience ( Accountant, Bankers, Insurance Agent )
7. Professional and friendly
8. Open-minded, knows how to accept rejection and comments
9. With enough money to attend seminar, site tripping and visit developers office twice a month, pay internet cafe to post ads online.
10. Willing to help clients to look for home, understand their needs, give more house options, serve the client after sales.

REAL ESTATE industry is now a BOOMING business. Real Estate Developers need people to help them sell their projects and win the competition.

How much will I earn?
Ans. UNLIMITED Income potential. You are the ones who will set the figures you want to earn. You earn income through commissions which ranges from the value of property you SUCCESSFULLY sold.
Ex: House & Lot (Subdivision) – Amount P 800,000
P 800,000 x 2% commission = P 16,000

Condominium (Foreigners can buy and own) – Amount P 3,000,000
P 3,000,000 x 2% commission = P 60,000

Sale and Commission Release
Once the buyer pay the reservation fee then that is a sale for you, sometimes developers give incentive after reservation, partial commission will be release every time buyer will pay his down payment while full commission will be release upon the full payment of the 20% or 30% of the total contact price. Commission will be released by developers to Land Asia then to you. You are advised to keep track of your sales and releasing of commission.

I am not good at internet  marketing?
